In Hillsborough County, Florida, rapid population growth and a booming real estate market have driven up housing costs, making homeownership and affordable rental options increasingly out of reach for many residents. Local zoning laws, combined with limited affordable housing development, have exacerbated the shortage of affordable housing, particularly for low-income families and essential workers. As a result, the region faces significant challenges in addressing homelessness and housing instability, while wealthier communities continue to benefit from rising property values and tax incentives.
